By utilizing this payment system, you agree to the following house rules and terms:

Check-in: After 4:00 PM EST

Checkout: 10:00 AM EST

Additional rules
-No ski boots/equipment permitted in the house
-Hiking boots should be cleaned and removed prior to entering the home
-No smoking on the property- in or out
-No parties
-No pets
-Guests must be 25 years of age or older to book
-Third party bookings are not allowed
-By booking you understand that the 6th bed is a pack n play crib.
-No glitter. No confetti.
-Tampering with or disabling video cameras or smoke alarms is prohibited and is grounds for immediate eviction without refund
-You agree to sign a short term rental agreement and include all guest names within 72 hours of booking

"Checking in" is defined as the first time a renter opens the front door with either the guest or host provided passcode. Checking in early on the date of arrival shall result in a $200 fine. This policy may only be waived in writing by owner. Please respect the time of our previous guest and the limited window our cleaning crew has to clean the home for you. Late checkouts not approved by the owner in writing will be assessed a $100 fine per hour. The hourly fine will be assessed in full one (1) minute following check-out time, and the second $100 fine will accrue one (1) hour thereafter, with such accruals continuing until check-out. There shall be no proration of the late fees accruing on an hourly basis. Please respect the time of our next guest and the limited window our cleaning crew has to clean the home for our next guest. We try to be as flexible as we can, and early check-ins and/or late check-outs will be accommodated if available. Early check-ins and/or late check-outs are subject to a fee. Early check-in and/or late check-out requests must be submitted via e-mail.

Guest counts must be accurate at time of booking. If the number of guests confirmed at booking does not match the number of guests that stay, you are subject to immediate eviction with no refund given.

We understand changes happen, so please let us know if your guest count changes prior to check in. Unfortunately, we will not accommodate or accept request to move a booking within 30 days of the check-in date. As a (very) small business, we cannot absorb the financial impact of moving bookings within 30 days. For cancellations: If the guest cancels the reservation more than 48 hours after the initial booking, the initial deposit minus a $150 administrative charge will be refunded ONLY if premises are re-rented by HOST for the same period at same rental amount. If re-rented for lesser amount, the difference between this lease rent and the lesser re-rent shall not be refunded.

-Quiet hours at Wintergreen are between 9pm and 8am.
-All ashes must be disposed of in the ash bin near the dumpster located at the spa. In the Summer, Wintergreen may remove the ash bins. If the ash bins have been removed, please let us know so we can provide you with guidance. DO NOT dump ashes outside under any circumstance.
-Any alarms/alerts during your stay (smoke alarm, pump grinder, leak sensor, etc.) should be communicated to the owners immediately.
-If the fireplace is used during your stay, the flue must be open during use, and closed after the flame is burned out. See rules above for disposal of ashes.
-All fireplace fires must be monitored and completely extinguished prior to leaving the property or going to bed.

Basic housekeeping items will be required at check out:
-Used towels and dish towels should be placed in the hallway of the laundry area prior to check out
-All dishes should be loaded with detergent in the dishwasher and started at check out
-Leave slept in beds unmade
-Turn off and clean the gas grill (if used) and re-cover gas grill and outdoor firepit prior to check out
-Remove all food and perishable items that were brought by the guest from the refrigerator, freezer and pantry and dispose in the dumpsters
-Fireplace is fully extinguished and ashes disposed of properly in ash bin provided after each use
-Lock all exterior doors/windows
-Turn off all interior lights
-Exterior furniture covered
